Mold needs moisture above roughly 60% relative humidity and an organic surface, drywall paper, wood framing, grout, insulation, to grow. In Louisiana’s subtropical climate, those conditions exist in bathrooms, crawl spaces, and older homes for most of the year. Scrubbing a patch of mold off bathroom grout or a baseboard removes the colony but not the humidity or the water entry point feeding it. The mold returns because nothing changed.
Prevention starts with finding and fixing the moisture source. That might be a slow drip behind a vanity, a failed air conditioner drip pan, a cracked grout line, or inadequate crawl-space ventilation. Once the source is addressed, mechanical drying brings affected materials to a stable moisture level. A dehumidifier installed in a crawl space or basement can hold relative humidity below the growth threshold year-round.
After the source is fixed and materials are dry, protective treatments extend the protection. Mold-resistant paint applied to drywall in bathrooms and laundry rooms resists surface colonization. Encapsulation coatings on crawl-space joists and subfloor seal the wood against future moisture absorption. Vapor barriers under the crawl space cut ground moisture before it reaches framing. Together, those steps address the cycle rather than just the visible result.
